How many properties do you have in Perugia?
Two. Downtown at Via Bartolo 43/F in the historic center. Train Station at Via del Macello 31, 100 m from Fontivegge station. Not one building with two names.
Downtown or Train Station?
Downtown for Fontana Maggiore, the University for Foreigners and the center entirely on foot — and for 4 guests it is usually the better fit, with two double bedrooms. Train Station if you arrive by train or have luggage: you stay near the station and still reach the historic center by minimetrò or bus, so it remains practical for visiting Perugia. Couples can choose Train Station or Downtown (one room or both, depending on how you want to organize the stay). On request, in exceptional cases, a sofa bed in the living room can be opened at either property for extra guests. Unsure? Send dates and guest count.
How do I book on the site?
Open /en/book, enter dates and guest count (nothing is pre-filled), then see which homes fit capacity and calendar status. Pick an option, send your details, and we confirm availability and price; then you pay from the private link. Or WhatsApp +39 351 8444300. It is not instant booking software.
Why book here instead of Booking.com?
Same homes, same host. Direct means you talk to us and skip portal commission. For reviews, check the Google Maps listings for Downtown on Google Maps and Train Station on Google Maps; here you book direct, with an answer on your dates and an agreed rate.
Do you take one-night stays?
Yes, if available. The rate depends on property, dates and length of stay: we confirm the total in our reply.
Is breakfast included?
No, breakfast is not available. Near Downtown, a short walk away, try Pasticceria Sandri and Caffè Vannucci on Corso Vannucci. Near Train Station / Fontivegge: the Coffee Shop on Via del Macello and the station café in Piazza Vittorio Veneto.
Are pets allowed?
Pets are not allowed, nor smoking (detectors on) or parties. Minors are welcome with a responsible adult. Bring ID at check-in.
Is there parking on site?
For Downtown the nearest option is SABA Sant’Antonio, a three-level garage at Viale Sant’Antonio 1, about 250–300 m away — roughly €2/hour or €20/24h; check the SABA website or call to book. The apartment street is in the ZTL, but SABA is reachable without entering the ZTL, so you can use the car freely without time slots. For Train Station there is a large car park at the foot of the building on Via del Macello, or on nearby side streets (Via Bellocchio, Via Simpatica and similar): paid hourly from 9:00 to 19:00; free after 19:00 and on all weekends and public holidays.
How does check-in work?
Almost all check-ins are in person. Remote self-check-in is exceptional, for arrivals outside check-in hours, and must be requested in the notes. De visu verification (TULPS) and guest registration remain mandatory: in that case codes are handed over only after an on-site video call, with a valid ID.
What are the check-in and check-out times?
Check-in is from 14:00 to 19:00. Check-out is by 10:00. Different times can be agreed in advance in the request.
How fast do you reply?
Usually within a few minutes or a few hours on +39 351 8444300. For tight dates, WhatsApp is the fastest channel.
